Founded in 2018, the Geyser Group is a privately held commercial real estate sponsor and investor headquartered in Austin, Texas. We believe in doing well by doing good and are uncompromising in our return expectations. We are currently expanding into new, growing markets and focus on today’s most profitable and sustainable submarkets.  Our process involves us identifying underserved customers in the real estate market, understanding their needs and delivering products that represent a fair exchange of value for all involved. Resulting developments include flex office for nonprofits, class A office for tech companies, transit-oriented developments and an urban oasis for outdoor enthusiasts.

Co-GP

The Geyser Group is open to Co-GP relationships with organizations that have the ability to provide or source debt, equity, expertise and guarantees on projects in which we serve as the developer and co-investor. We will also consider Co-GP structures with sophisticated land owners who desire a development or financing partner.

Managed Account Customer

A managed account is a relationship with high net worth and family office clients in which the managed account owner provides project parameters and a specific allocation to deploy into conforming projects in return for pre-arranged economics with the Geyser Group team. The Geyser Group team will deploy the capital and manage the desired developments or assets.

Multi-Family & Affordable Housing

Consistent population growth, difficult development environments, and rising home prices combine to form a nearly evergreen infill market rate multifamily development opportunity. The Geyser Group looks for value through rezoning sites, developing affordable product, building and owning in pioneering sub markets, and utilizing a full quiver of financing tools to lower the cost of capital and improve returns. 

Urban Infill

The Geyser Group’s urban infill product (Common Ground™) provides housing that people want but can’t find, particularly because of zoning and land use requirements. Through creative design and the hard work of entitling land, Common Ground™ provides attractive returns to investors, improves our environment, increases housing supply in desirable neighborhoods, and creates affordable housing for those looking to purchase.

Commercial

From time to time we encounter user groups that have shared needs and are underserved by the local real estate market. Examples include startups, artists, non-profits, small local retailers and early stage companies that are willing to move to new local markets and neighborhoods. We engage these potential users and determine whether they represent an addressable market and whether we can deliver a solution that is financially attractive with an amenity set and environment that provides outsized value to tenants.

Conservation Oriented Development

As urban markets grow, the demand to recreate and live in natural areas is rapidly increasing. The Geyser Group delivers residential and hospitality projects that produce competitive market returns while also conserving landscapes and sensitive environmental areas.
